What it looks at

Property observations, used as research signals.

These observations point to whether the work you sell could suit a property. They are indications of suitability, not proof that a household wants to buy.

Usable outdoor space

Public records and satellite imagery indicate the size and shape of a garden. Properties with no room for the work you sell are set aside.

Sun and shade

Orientation, tree cover and neighbouring buildings suggest how much sun a garden gets. That changes what is worth offering.

Existing cover

A garden that already appears to have a pergola, awning or mature canopy is treated differently from an open one.

What Overyard can and cannot tell you

How accurate is the property research?

It is an indication of suitability drawn from public records and imagery, not a certain fact about a household. It helps you spend on the properties most likely to suit the work.

Do you know anything about the homeowner?

No. Overyard looks at observable property characteristics. It does not draw conclusions about a homeowner's finances, plans or intent to buy.

What do I approve?

The property set, the offer and the creative. A mailing is only produced after you approve it.

Is printing and ordering automatic?

No. Print and delivery arrangements are agreed and set up with you; they are not automatically connected.
